Ceiling repair on the Gold Coast

A stain that spread after the last storm, a ceiling dripping from the air-con, or cornice cracking along a high ceiling. We repair Gold Coast ceilings once the cause has been fixed.

Gold Coast

Where Gold Coast ceiling damage comes from

Most ceiling repairs on the Gold Coast trace back to water, and it doesn't always come from the roof. Summer storms push rain under tiles and through flashings, and gutters overflow in a downpour. But ducted air-conditioning is the other big one here. Systems run hard for months in the humidity, and a blocked condensate drain or overflowing tray in the roof space can leave a brown ring on the ceiling below. In apartments, water often comes from the unit upstairs.

Whatever the source, it needs fixing first. That might mean a roofer, a plumber or an air-conditioning technician. Once it's sorted and the area has dried, we cut out any plasterboard that has gone soft, check the battens and the space above, fit new board, set it flush and match the cornice. If the board is still sound, a stain blocker and paint may be all it needs.

Not every ceiling problem is water. In the 1980s and 1990s brick homes of Robina and Helensvale, ceilings sag where old adhesive has let go after decades of roof-space heat, and cornices crack as the house moves through wet and dry seasons. In larger Hope Island and Sanctuary Cove homes, high ceilings and long cornice runs show every crack. We're based in Hope Island, so the northern Gold Coast is close, and we plan visits further south ahead.

What we do

Ceiling repairs we do on the Gold Coast

  • Storm leak damage

Stained, bubbling or soft ceilings after rain got into the roof. Once a roofer has fixed the leak, we cut out the damaged board, check the framing is dry and sheet, set and finish the section to match.

  • Air-con leak stains

Rings and soft patches under ducted air-conditioning units and outlets where condensate has overflowed. After an air-con technician has fixed the drain, we repair the ceiling and seal the stain so it doesn't bleed through the paint.

  • Water from the unit above

Ceiling damage in apartments and townhouses in Surfers Paradise, Southport and Runaway Bay caused by a leak upstairs. We repair it once the source is fixed, and can give you a written quote for your insurer or body corporate.

  • Sagging ceilings in older homes

Ceiling sheets dropping between the battens in older brick homes, where the original adhesive has failed. Sound board is screwed back up, and sections too far gone are replaced.

  • High ceilings and long cornice runs

Cracked cornice and joins in tall living areas, stairwells and voids in larger homes around Hope Island and Sanctuary Cove. We set up safe access and repair or replace the cornice so the run looks continuous.

  • Bathroom and laundry ceilings

Mould-marked and peeling ceilings in humid bathrooms and laundries. We repair damaged board, use moisture-resistant plasterboard where it's being replaced, and let you know if a better exhaust fan needs an electrician.

Local conditions

What Gold Coast ceilings go through

  • Storm season

Heavy summer storms test every roof on the coast. A small leak can soak a ceiling for weeks before a stain appears. If you see a new mark after rain, get the roof checked straight away, and keep people out from under any section that's sagging or holding water.

  • Air-con working overtime

Ducted systems in Gold Coast homes run for long stretches in humid weather and produce a lot of condensate. If the drain blocks, the water has nowhere to go but the ceiling. A stain near an air-con outlet is worth having a technician look at before we repair it.

  • Humidity and mould

Bathrooms, laundries and rooms with little airflow stay damp for much of the year. Mould grows on ceiling paint, and plasterboard that stays wet softens. Cleaning the mould, fixing the ventilation and using moisture-resistant board where it's replaced all help it stay fixed.

FAQ

Ceiling repair questions

My ducted air-con dripped through the ceiling. What should I do?

Turn the system off and call an air-conditioning technician to clear the drain or fix the tray. If water is near a light fitting, switch the power off at the switchboard and call a licensed electrician. Once the leak is fixed and the ceiling has dried, send us photos and we'll quote the repair.

Water is coming through from the apartment above. Who fixes it?

Start with your building manager or body corporate, and let your neighbour know. The leak needs to be found and fixed first, and insurance may be involved. Once the source is sorted, we can repair your ceiling and give you a written quote to pass on.

Can you repair a ceiling in a stairwell or high void?

Yes. Higher ceilings take more setting up, so we plan safe access, such as a platform or the right ladders, before we start. Send a photo that shows the full height of the space and we'll factor the access into the quote.

How long after a storm can you fix my ceiling?

Once the roof has been repaired and the ceiling has dried out properly. That can take a while in humid weather, and closing up a damp ceiling can lead to mould. We'll check the area is dry before new board goes up. Busy storm periods can also affect our availability, so send photos early.
