What wears out Gold Coast doors
On the Gold Coast, most door problems come from three places: humidity, salt and a house that's still settling. A wet summer makes timber doors swell and rub on the frame. Salt drifting off the Broadwater and the beach gets into hinges, latches and screws until they seize, squeak or stain the paint. And in newer homes around Coomera and Helensvale, frames move a little as the house settles in its first few years, so doors that closed perfectly on handover day stop latching.
Because we're based in Hope Island, the northern Gold Coast is our home patch. Sanctuary Cove is a few minutes away, Coomera, Helensvale, Paradise Point and Runaway Bay are a short drive, and Southport and Surfers Paradise are a regular run for us. We also head down to Robina and Burleigh Heads. Being close means a single door repair is still worth the trip, though adding a few other small jobs to the same visit is better value again.
Every door gets the same approach. We work out why it's playing up before we pick up the plane, fix loose or corroded hardware first, then trim and reseal only where it's needed. On coastal homes we swap rusted hinges and screws for stainless or other corrosion-resistant hardware, so the fix lasts longer than one summer. If the problem is bigger than the door, like a frame that's rotted at the base or cracking that keeps spreading, we'll tell you straight.
What we do
Door repairs we do on the Gold Coast
Swollen, rubbing doors
Bedroom, bathroom and laundry doors that rub after a humid summer. We check and tighten the hinges, trim only the edge that's binding and seal every bare edge, top and bottom included, so it doesn't soak up moisture again next wet season.
Corroded hinges and latches
Close to the water, plain steel hinges and latch mechanisms rust, stiffen and stain the paint. We replace them with corrosion-resistant hardware, plug and re-drill stripped screw holes, and make sure the door swings freely and catches every time.
New-build doors that won't latch
In newer Coomera, Upper Coomera and Helensvale homes, a settling frame often pulls the latch and strike plate out of line. We realign the door, adjust or re-cut the strike and pack the hinges where needed, rather than leaving you to force it shut.
External doors facing the weather
Front and back doors on canal and beachside homes cop sun, salt and driving rain. We trim and seal weathered bottoms, repair soft timber at the base and fit new bottom seals so summer storms stay outside where they belong.
Holes in hollow-core doors
Rentals, holiday units and busy family homes all end up with a hole or two in a door. We fill and finish small and medium holes ready for paint, and tell you honestly when a new door is better value than a repair.
Damaged frames and jambs
Split jambs after a forced entry, loose door stops, architraves knocked off by furniture and frames chewed by the dog. We repair or replace the damaged timber, refix everything firmly and leave it filled and ready to paint.
Local conditions
Why Gold Coast doors play up
Salt air near the Broadwater
In Paradise Point, Runaway Bay, Hope Island and along the canals, salt in the air corrodes ordinary steel hardware surprisingly fast. A door near the water that squeaks, drags or won't latch often has a rusted hinge pin or a seized latch, not a swollen door.
Humid summers
Through the wet summer months the Gold Coast is warm and muggy, and unsealed door edges drink in that moisture. Doors trimmed during a renovation and never painted on the cut edge are the worst offenders. Sealing every face of the door is the cheapest long-term fix.
New estates still settling
Homes in growing northern suburbs like Coomera, Pimpama and Helensvale are often only a few years old. As a new house settles, frames shift slightly and doors start catching or missing the strike plate. It's normally a simple adjustment and nothing to worry about.

FAQ
Door repair questions
Can you replace a door that's beyond repair?
Yes. If the door is rotted, badly split, or the repair would cost close to the price of a new one, we'll tell you before doing any work. We can supply and hang a new door to suit your existing frame, and new installations come with our 3-month workmanship warranty. Our door installation page has more on how that works.
Why do the hinges on my canal-front home keep rusting?
Salt carried on the breeze from the water settles on metal and holds moisture against it. Cheap plated steel hinges and screws break down quickly in that environment, especially on doors that face the water. We replace them with stainless or other hardware suited to coastal homes, which lasts a lot longer. Wiping exposed hardware with fresh water now and then also helps.
How far down the Gold Coast do you go for door repairs?
We're in Hope Island, so the northern suburbs are close by: Sanctuary Cove, Coomera, Helensvale, Paradise Point and Runaway Bay. We also do door repairs in Southport, Surfers Paradise, Robina and Burleigh Heads. If you're further south than that, send your suburb and the job details and we'll let you know.
Can you look at several doors in one visit?
Yes, and on the Gold Coast it's common. Humidity tends to affect several doors in a house at once, usually in bathrooms, laundries and rooms that face the weather. Send a short video of each door opening and closing, and we'll quote them together, which works out better value than booking separate visits.
