Beach cottages and renovated homes
Burleigh Heads is a mix of old and new. Between the units near the beach and the newer townhouses, you'll still find small beach cottages and older houses on the streets behind the headland and towards Tallebudgera Creek. Some have been renovated or extended, others are still largely original. Add the salt air coming off the beach, and you get homes where timber, hardware and screens all work hard.
Older cottages often have timber doors and windows, small decks and verandahs, and frames that have shifted over the years. Renovations bring their own jobs: hanging new doors in old openings, building decks and batten screens for outdoor living, and matching new timber to what's already there. Some older homes also have fibro sheeting, which may contain asbestos and should be tested before anyone cuts or drills it.
We're based in Hope Island, so Burleigh is one of the longest drives in our Gold Coast area, around 45 minutes down the M1. We plan these jobs ahead and like to get a full list done in one visit. Isaac is a QBCC licensed carpenter with more than 26 years' experience, and new installations come with our 3-month workmanship warranty.
What we see here
Burleigh Heads homes and what they need
Fibro and older linings
Many older Queensland homes have fibro on walls, eaves or wet areas, and fibro from before 1990 may contain asbestos. We don't remove asbestos. If there's a chance it's there, have it tested first, and we'll work around it or come back once a specialist has dealt with it.
Batten screens and outdoor rooms
Timber batten screens give a Burleigh deck or courtyard privacy and shade without closing it in. We build them in hardwood or other durable timber with stainless fixings, sized and spaced to suit the view, the breeze and how much privacy you want.
Doors for renovations
When an older home is renovated, new doors often go into old frames or freshly framed openings. We hang internal and front doors, adjust old frames that have moved, and fit hardware that matches, so the new and old parts of the house work together.
Screens near the beach
Fly screens this close to the beach take sand, salt and wind. Mesh goes brittle and frames corrode. We re-mesh, replace damaged frames and fit flyscreen doors, so you can keep the sea breeze coming through the house without letting the bugs in.

FAQ
Questions from Burleigh Heads
Can you build a batten screen on my Burleigh deck?
Yes. We build timber batten screens for privacy and shade on decks, courtyards and side boundaries. We'll talk through the timber, batten size, spacing and direction to suit your view and the breeze. If the screen is tall or sits on a boundary, we'll tell you if it may need approval and point you to council.
Do you work on old beach cottages in Burleigh?
Yes. Older cottages need patience: frames have moved, timber has weathered and sizes are rarely standard. We repair or replace rotten timber, rehang doors, and fix verandah boards and steps. If we find something outside our trade, like termite activity or possible asbestos, we stop and tell you what's needed first.
Is it worth restoring an old deck at a Burleigh cottage?
Often, yes, if the frame is sound. Older decks close to the beach usually need new stainless fixings, a few replaced boards and a sand and oil. If the joists or bearers have gone soft, rebuilding is usually the better choice. We check the frame first and give you both options where they make sense.
