Door installation on the Gold Coast

Front doors that keep the storm rain out, solid-core doors to replace builder basics, and new internal doors for older brick homes. We supply and hang doors across the Gold Coast from Hope Island.

Gold Coast

Choosing a door for a coastal home

On the Gold Coast, the right door depends a lot on where it sits. A front door facing the Broadwater or the beach takes wind-driven rain, salt and afternoon sun, so the timber, the finish, the seals and the hardware all need to suit that. A door tucked under a deep porch in Helensvale has an easier life and gives you more choice. Before we recommend anything, we look at which way the door faces, how much cover it has and how the weather hits that side of the house.

Inside, most of the doors we hang fall into two groups. In newer homes around Coomera, Upper Coomera and Pimpama, owners swap the light hollow-core doors the builder fitted for solid-core ones that feel better, dent less and cut more noise between bedrooms. In the 1980s and 1990s brick homes of Robina and Helensvale, it's usually a full set of new internal doors to freshen up the house, hung in original frames that have moved a little over the years.

We're based in Hope Island, so it's easy for us to measure up on the northern Gold Coast before anything is ordered. We can supply the door, hinges, handles, locks and seals, or hang one you've chosen yourself. Every timber door gets all six edges sealed before it goes up, and new installations come with our 3-month workmanship warranty.

What we do

Doors we install on the Gold Coast

  • Weather-facing front doors

Entry doors for canal, Broadwater and beachside homes, fitted with a proper bottom seal, perimeter seals and stainless or marine-grade hardware, and finished on every edge so storm rain and humidity stay out of the timber.

  • Solid-core upgrades

Builder-grade hollow-core doors in newer northern estate homes replaced with solid-core doors. They're heavier and quieter, so we check the hinges and fixings suit the extra weight and the door swings without dropping.

  • Full internal door sets

Every internal door in an older brick home replaced in one job, with new hinges, matching handles and door stops. Frames that have moved get packed and adjusted so the gaps are even from room to room.

  • Taller doors for high ceilings

Larger homes in Hope Island and Sanctuary Cove often have taller openings than a standard door. We measure each one, order the right height and hang it so the heavier door doesn't sag on its top hinge over time.

  • Cavity sliders in tight spaces

Cavity sliding doors for ensuites, laundries and walk-in robes where a swinging door gets in the way, a common fix in townhouses and units around Runaway Bay, Southport and Surfers Paradise.

  • Door and frame replacements

Where a jamb has rotted at the base, been chewed by termites after treatment or split from a forced entry, we replace the frame and door together and finish with new architraves ready for paint.

Local conditions

What decides the door on the Gold Coast

  • Exposure to the weather

Wind off the water drives rain sideways, so a front door with no porch above it needs tighter seals and a tougher finish than one under cover. If a door faces the weather and the afternoon sun, a painted finish in a light colour usually lasts longer than a dark stain.

  • Hardware that copes with salt

Near the canals and the beach, plated hinges and lock sets tarnish and stiffen quickly. On external doors we fit stainless or other coastal-grade hinges and hardware, so the door still opens smoothly long after the first summer.

  • Estate and building rules

In gated communities like Hope Island and Sanctuary Cove, a new front door visible from the street may need sign-off under the estate's guidelines. In apartment buildings, entry doors are often controlled by the body corporate. Check first, and we'll give you the details you need.

FAQ

Door installation questions

What front door holds up best near the water?

A solid timber or quality solid-core door, sealed on all six edges and fitted with good seals, does well if it has some cover above it. For a door with no shelter that faces the weather, we'll talk you through tougher finishes and lighter colours that handle the sun. Hardware matters as much as the door, so we fit stainless or coastal-grade hinges and locks.

Can you replace the hollow-core doors in my new home?

Yes. It's one of the most common jobs we do in newer homes around Coomera and Pimpama. We measure each opening, supply solid-core doors to suit and hang them in the existing frames, with new handles if you want them. If it's a home still under the builder's warranty, check with your builder first.

How many doors can you hang in a day?

It depends on the doors and the frames. Internal doors going into sound, square frames are fairly quick, while old frames that need packing or a front door with new seals take longer. We'll give you a realistic timeframe on the quote, and we plan the visit so the house isn't left without doors overnight.

Do you install doors on the southern Gold Coast?

Yes. We're based in Hope Island, so the north of the coast is close, and we also install doors in Southport, Surfers Paradise, Robina and Burleigh Heads. For those suburbs we usually measure and install on planned visits, so send photos and your suburb and we'll work out the timing with you.
