Brisbane

Not every Brisbane wall is gyprock

Before we patch a Brisbane wall, we check what it's made of. Newer homes and extensions are lined with gyprock, but many older houses in Coorparoo, Camp Hill and Holland Park have VJ timber walls, fibrous plaster or fibre cement sheeting, and renovated homes often have several side by side. Each needs a different repair, and the join where new gyprock meets an old wall is where cracks most often show up.

Older homes need extra care. Houses built before about 1990 may have asbestos in some wall and ceiling sheeting, and you can't tell just by looking. If a wall in an older home looks like fibro rather than gyprock, we won't cut or sand it until it's been tested. In 1960s to 1980s brick homes around Mount Gravatt and Carindale, the usual jobs are cornice cracks, cracked corners above doors and the holes left by decades of picture hooks and old fittings.

Brisbane is a longer run from our Hope Island base, roughly 30 to 60 minutes up the M1 depending on the suburb. Plaster also needs drying time between coats, so many repairs take two visits. We plan Brisbane jobs ahead with that in mind and don't promise same-day fixes. Gather every crack and hole in the house into one quote, and we'll work out the most efficient way to get them all done.

What we do

Plaster repairs we do in Brisbane

  • Cornice cracks

Gaps and cracks where the wall meets the ceiling are common in older brick and timber homes as the house moves with the seasons. We rake out loose material, re-fix the cornice where it's let go and set it so the line runs straight again.

  • Cracks above doors and windows

Brisbane's clay soils swell and shrink, and the corners of door and window openings take the strain. We tape and re-set these cracks so they hold far better than filler, and tell you if what we see looks like more than normal movement.

  • Where old meets new

Extensions and renovations often join new gyprock to an old wall, and that line cracks as the two parts of the house move differently. We reinforce the join with tape and set it flat, so the transition disappears under paint.

  • End-of-lease repairs

Rentals in Logan, Springwood and Beenleigh often need door handle holes, wall plug holes and scuffed corners fixed before the final inspection. Send photos and your deadline, and we'll tell you if we can fit it in and how many visits it needs.

  • Holes from old fittings

Decades of picture hooks, curtain rails, shelves and old TV brackets leave walls in older homes full of holes. We fill and set them flush, and cut in new board wherever an old fitting has torn the sheet itself.

  • Damaged sections replaced

Where a section of gyprock is soft from an old leak or badly broken, we cut back to the studs and fit a new piece, set to match the wall. If the leak hasn't been fixed yet, a plumber or roofer needs to sort that first.

Local conditions

Why Brisbane walls crack

  • Reactive clay soils

Large parts of Brisbane sit on clay that swells after heavy rain and shrinks in dry spells. Walls and cornices crack as the house moves with it, often in the same places each year. Taped repairs cope with that far better than filler. Wide or stepped cracks are a job for an engineer first.

  • Seasonal movement

Brisbane summers swing between hot, sticky days and heavy storms, and timber framing moves as it takes up and loses moisture. Cracks that open in summer and close up again in winter are usually this kind of seasonal movement rather than anything structural, and they respond well to a taped repair.

  • Mixed and older linings

Older suburbs have a mix of VJ boards, fibrous plaster, fibro and gyprock, sometimes in the same room. A repair that lasts uses the right material for the wall in front of us, and in older homes that starts with checking whether the sheeting needs testing before anyone cuts it.

FAQ

Plaster repair questions

Can you patch a wall in an older Brisbane home if it isn't gyprock?

Often, yes. Fibrous plaster can usually be patched, and VJ walls are repaired with matching timber boards rather than plaster. If the sheeting could be fibro in a home built before about 1990, it should be tested for asbestos before anyone cuts or sands it. We'll tell you if we think that applies to your wall.

Why does my cornice keep pulling away from the wall?

Usually because the house moves with the seasons and the cornice adhesive or fixings have let go. Filling the gap with caulk hides it for a while, but it tends to come back. We re-fix the cornice where it's loose, then set the joint so it holds. A sagging ceiling behind it is a different job, and we'll check for that too.

Will one visit be enough for my plaster repair?

Small jobs sometimes are, but most plaster repairs need a base coat to dry before the top coat goes on, so many take two visits. Because Brisbane is a longer drive from our base, we plan those visits ahead and try to combine them with any other jobs you have. We'll tell you how many visits to expect on the quote.

Do you repair walls in Logan and Beenleigh rentals?

Yes. Logan, Beenleigh and Springwood are the closest part of the Brisbane side for us, and end-of-lease plaster repairs are a common request there. Send a photo of each repair with something in shot for scale, plus your inspection date, and we'll come back with a quote and let you know if the timing works.
