Brisbane

Three generations of sliding doors

Sliding door repairs on the Brisbane side fall into three groups. In the brick homes built from the 1970s to the 90s around Sunnybank, Eight Mile Plains and Springwood, it's mostly the original sliding robe doors, often heavy mirror panels running on rollers that have worn flat and bottom tracks that have bent. In newer homes in Rochedale, Logan and the estates near Beenleigh, cavity sliders are everywhere, on laundries, ensuites and pantries. And across all of them, aluminium patio doors out to the deck or alfresco wear their rollers down and fill their tracks with grit.

Older robe systems are the trickiest. Many were made to designs that are no longer around, so exact replacement rollers can be hard to find. We identify what's there, find compatible parts where they exist, and tell you honestly when a new set of doors on a new track makes more sense than chasing parts. In older homes that have moved, the track may also have lost its level, so the doors drift to one end. Re-levelling the track often fixes that without any new parts.

We work from Hope Island, so Brisbane sliding door repairs are booked ahead on set days, roughly 30 minutes to an hour away depending on where you are. A short video of the door sliding, a photo of the top edge and bottom track, and your suburb is usually enough for us to work out which parts to bring. That gives us the best chance of finishing the repair on the first visit instead of coming back for parts.

What we do

Sliding door repairs we do in Brisbane

  • Mirror robe doors

Heavy mirrored robe doors in 70s to 90s homes that drag, jump out or sit crooked. We replace worn rollers and bottom guides where parts are available, and adjust the doors so they meet the side walls evenly.

  • Cavity sliders in newer homes

Laundry, ensuite and pantry cavity doors in Logan and Rochedale estate homes put back on track, with the hangers re-adjusted and stops fitted so the door doesn't hit the end of the cavity hard and jump the rail again.

  • Patio doors onto decks

Heavy glass sliders out to the deck on highset and split-level homes. New bottom rollers, a cleaned and straightened track and an adjustment, so the door rolls easily and the latch lines up when you lock it.

  • Tracks that have lost their level

In older homes that have settled, robe and cavity tracks can end up sloping, so the doors roll open on their own. We pack and re-level the track, which often fixes the problem without replacing anything.

  • New doors on an old opening

When an old robe track system can't be repaired, we fit new doors on a new track in the existing opening, and make good the bulkhead or trim above so the change looks finished.

  • Plaster around damaged cavities

A cavity door left hanging at an angle can crack the plaster or bend the track inside the wall. We reach the track, repair it, then patch and paint the wall so you can't see where we opened it.

Local conditions

Why Brisbane sliding doors stop sliding

  • Houses that move

Brisbane's reactive clay and older stumps let houses move a little with the seasons. Sliding doors need a level track, so even small movement shows up as a door that drifts, sticks at one end or won't close fully. We check the track for level before replacing anything.

  • Storm grit and leaf litter

Patio door tracks collect dirt, leaves and grit blown in by summer storms, especially on decks under trees. Grit grinds rollers flat. A clean track and new rollers go a long way, and a quick vacuum of the track every few weeks keeps it that way.

  • Humid summers and timber robe doors

Painted timber and MDF robe doors in older homes can swell in a humid Brisbane summer and rub against each other or the frame. We adjust the clearances, and seal any edges that have taken up moisture so the doors stop catching.

FAQ

Sliding door repair questions

Can you still get parts for my old robe doors?

Sometimes. Some older roller and guide designs are still made or have compatible replacements, and some don't. Send us a photo of a roller and the track, and we'll tell you whether a repair is likely or whether new doors are the better option.

Why do cavity doors in newer homes keep coming off the track?

In many newer homes, the hangers were adjusted once when the house was built and never again. As the house settles and the door gets daily use, they loosen and the door drops. A missing stop or something caught under the door can knock it off too. We re-adjust or replace the hangers, set the door level and fit stops.

Can you fix a sliding door that sticks at one end?

Yes. A door that runs freely and then sticks in one spot usually has a track that isn't level or has a bent section, often from the house moving. We check it with a level, pack or straighten the track and adjust the rollers. It's a common fix in older Brisbane homes.

What should I send you for a sliding door quote?

A short video of the door sliding, a photo of the top and bottom edges, your suburb and what's going wrong. For robe doors, a close-up of a roller helps us find the right part. We'll tell you what we think the fix is before we book a Brisbane visit.
